General Contractor searching for Assistant Project Manager with Federal construction experience. An Assistant Project Manager has the skills to manage moderate to low complexity projects with little to no supervision; or assists Project Manager on complex/large projects. Assistant Project Managers are skilled in project management areas with expertise in project engineering. They are a leader and mentor to project engineers in the group. Position can have direct profit and loss responsibilities for assigned projects and contract execution authority (excluding Owner contracts).

Preconstruction Phase

  • Actively participates in post award meetings
  • Reviews Owner/Contractor agreement through contract review prior to first estimate
  • Assesses contract for risk evaluation – provide written input to estimating
  • Reviews potential subcontractor list with estimators and provides input/review
  • Review/provide input to the sub and supplier participation process
  • Assists the Preconstruction Manager in preparing a detailed scope of work – before the first estimate is presented to the client
  • Reviews the estimate at SD, DD, CD, GMP – the PM has “Buy-in”/ownership of the number
  • Works with the project superintendent in preparing a construction schedule – submits detailed at 1<sup>st</sup> DD estimate
  • Provide a quality list of VE ideas at DD stage preconstruction
  • Participates in subcontractor solicitation during the preconstruction phase – have dialog with key subs and suppliers
  • Attends preconstruction meetings on a regular basis – actively participates in meetings
  • Attends owner/architect design meetings
  • Reviews all construction documents. Submits clarification questions to the lead estimator
  • Participates in preparing and submitting the GMP to the clients – thoroughly know the GMP (each line item)

 Construction Phase

  • Set-Up/Conduct project kick-off meeting
  • Run’s OAC meetings – Takes minutes and distributes
  • Set up project budget including any accepted alternates and submits to PA for data entry
  • Manages project budget
  • Monitor and expedite permit process
  • Ethically completes project buyout to meet or exceed initial budget
  • Issue/execute all subcontracts and required paperwork.
  • Put together construction schedule with assistance from superintendent and information from subcontractors
  • Submission and logging submittals
  • Tracking equipment and materials
  • Issuing, tracking and documenting RFI’s
  • Set-up/Maintain Bluebeam studio
  • Pricing, negotiating and executing change order’s between BCI, owner and subcontractors in timely manner
  • Issuing/executing subcontractor and owner change orders and distributing to PA’s for entry.
  • Submitting budget adjustment forms for owner change orders (Projects over $500K)
  • Complete monthly WIP’s due by 10<sup>th</sup> of each month (Projects over $500K)
  • Submits notice to owner of substantial completion and final completion.
  • Prepares and submits complete close out documents to owner/architect (O&M manuals and As-Built drawings, owner stock, etc.)
  • With assistance from superintendent, prepares, distributes and completes punch list work in timely manner
  • Responsible for securing final payment from ownership and closeout of subcontractor commitments.
  • Prepares final subcontractor performance review for use by estimating department
  • Attends all warranty meetings as necessary

 Critical Performance Benchmarks:

  • Complete buyout and have all subcontracts and purchase orders
  • Know the total profit of the project.  (estimated profit + buyout)
  • Have all submittals and samples approved, 100%, 90 days after notice to proceed
  • Maintain positive cash flow
  • Get signed change order(s) from the client on a monthly basis.  Close, execute, get it done.
  • Know the labor dollars for the project; total, weekly, monthly, remaining
  • Collect final payment - 100% - 60 days after Owner occupancy (and no later than 90 days)
  • Increase profit margins through innovation overall management direction to multiple, bigger, complex projects. Establishes project objectives and policies and maintains liaison with prime client contacts and monitors construction and financial activities.  The position has direct profit and loss responsibilities for assigned projects. Directs and develops PE(s)

Education, Experience, and Licensing Requirements:

  • Bachelor's in Construction Management or Engineering.
  • 5+ years of experience working as a commercial construction PE or APM. 
  • 2+ years of experience working in the federal construction industry required
  • Must have experience working on $40M+ projects and/or experience on 50,000SF+ projects
  • Proficient with MS Office Suite of tools, Procore, exposure to schedule software, preferably Primavera (P6)

Background Investigation and Drug Screening Required

Please note that the salary information shown below is a general guideline only. Salaries are based upon candidate experience and qualifications, as well as market and business considerations.

Salary Range $85,000 to $95,000 yearly
